Bordo Headquarters

Bordo's office and warehouse facility is located at 3 Kingston Park Court, Scoresby, Victoria. The office has incorporated a number of environmental initiatives that has resulted in a building that is better for our environment, community, and employees.
In designing and building our new head office, we focused on several important design elements, with a particular emphasis indoor environment quality, water use, and greenhouse emissions. The environmental management plan, building orientation and configuration, rainwater tanks, water efficient fittings, waterless urinals, natural ventilation, and hydrocarbon split air-conditioning units all assisted in this regard.
The construction of the new Bordo office building shows that with careful planning new buildings can be constructed using tested, practical and readily available techniques and materials without impacting significantly on the project cost.
The environmentally sustainable design process has been a collaborative effort between Bordo International, developers Kingston Property Constructions, Sustainable Energy Authority Victoria, and environmental consultants Sustainable Built Environments (SBE). Our goal was to design and build a building that had minimal impact on the environment, while doing so at a commercially realistic cost.
Some key features of the building are:
• 60% of construction waste by weight reused or recycled
• Natural ventilation through user-openable windows
• High frequency digital fluorescent lighting, reducing flicker. These lights are energy efficient T5 type
• Low VOC paints and carpets used throughout the building
• Narrow floor plate affords abundant natural light and views to the outside
• Predicted base building energy consumption 68% better than a standard office building and equivalent to a 20% improvement on and ABGR 5 Star rating
• Solar hot water system using thermosiphon circulation that does not require any heating pump energy
• 90% of the water requirement for landscape irrigation is sourced from onsite rainwater collection
• Waterless urinals and 3/6 dual flush toilets specified
• 30% recycled cement
• Base building construction works fully integrated with the fit-out works
• Dedicated storage area provided for the separation, collection and recycling of office waste
• Topsoil and fill contained entirely within the site
• All refrigerants will have Ozone Depleting Potential (ODP) of zero and with a Global Warming Potential (GWP) of less than 10
• Efficient water fittings reduce the water flow to the sewer
• All thermal insulants contain substances with zero ODP
• No upward light dispersement with outdoor lighting devices
• Legionella risk reduced by avoiding the use of cooling towers
